The real estate market in Salt Lake County is undergoing a notable shift. After years of tight inventory and intense competition, the number of homes on the market is growing and it’s changing how both buyers and sellers approach real estate.

But what’s behind this inventory growth, and how does it affect those looking to buy or sell?

 

What’s Driving Inventory Growth?

Several factors are contributing to the rise in available homes:

  • Higher mortgage rates (hovering around 6–7%) have slowed buyer demand, leading to longer days on market.

  • New construction is adding more supply, especially in suburban and developing areas.

  • Some homeowners who held off during the pandemic are now ready to sell, adding to the listings.

  • Investor-owned properties are also hitting the market as returns tighten.
